What Is a Non-QM Loan?

A Non-Qualified Mortgage (Non-QM) is a home loan that doesn't meet the Consumer Financial Protection Bureau's (CFPB) definition of a "Qualified Mortgage." This doesn't mean it's risky — it simply means it uses alternative methods to verify a borrower's ability to repay, outside of the standard W-2 and tax return framework.

Non-QM loans are underwritten by private lenders and investors who set their own guidelines. They're designed for creditworthy borrowers whose income, assets, or credit history doesn't fit neatly into Fannie Mae or Freddie Mac boxes.

Non-QM ≠ Subprime

Non-QM loans are not the risky subprime products of the 2008 era. They require documented ability to repay — just through alternative means. Most Non-QM borrowers have strong credit and significant assets.
